Short-term Bridge Financing

This program aggressively lends on vertically improved performing assets.  The
niche here is speed
.  If you have a time sensitive deal including 1031 exchanges, an
expiring purchase contract, a ballooning mortgage, a partnership buyout or need a
line of credit for working capital or payables, this program may be for you.

Since this is a private equity fund, there is more flexibility with regard to
documentation, moving parts, cross collateralization, credit, prepayment and
recourse.  Seller financing and/or mezzanine financing is allowed up to 90% CLTV.  
Below is an overview of the lending parameters and preferred collateral types.

Lending Parameters Overview:

Interest Rates:  11% - 14%
Amortization:  Interest only
Flexible Lockup:  0 - 9 months on most deals
LTV:  Up to 75% on income producing
CLTV:  Up to 90% on income producing
Origination Fee:  2 - 4% taken at closing from the loan proceeds
Loan terms:  1 - 3 years
Closing times:  7 - 10 days
Loan Size:  $1,000,000 - $50,000,000
Subordinate Financing:  Allowed
Cash Down:  Borrower must have at least 10%

Preferred Collateral Types:

Office Buildings:  Up to 75% LTV
Apartment Buildings:  Up to 75% LTV
Mixed-use:  Up to 75% LTV
Shopping Centers:  Up to 75% LTV
Warehouses:  Up to 75% LTV
Multi Family:  Up to 75% LTV
Hotels/motels:  Up to 65% LTV (flagged and stabilized)
