Loans do not require tax returns.  There is no income verification.  Cash-out is
unrestricted.  Loan amounts under $750,000 are available.

Loans can be made to corporations, partnerships and trusts.

Second Program: Full Documentation to $1.5 million

This program is 100-percent focused on small-balance commercial loans.

Traditional Bank Commercial Analysis Method

Generally speaking, banks have a limited appetite for financing small-balance
commercial loans and prefer to invest in relatively low-risk properties that have cash
flow with a strong Debt Service Coverage Ratio (DSCR).

Owner-occupied properties may have difficulty passing DSCR requirements because
only the non owner-occupied units are generating rent.  Most traditional lenders only
approve properties that cover all costs at a DSCR of 1.2 or higher (Don't understand
DSCR? - see example at end of this section).

Niche Commercial Full Documentation Method

This method utilizes a residential-style Debt-To-Income (DTI) underwriting approach
making these deals EASILY FUNDED.  The buyer's tax returns will be examined to
determine realistic net income - keeping in mind commonplace tax strategies of
self-employed borrowers.  This DTI method allows the underwriter to focus on the
borrower's personal ability to carry the debt on the loan making financing much easier
on properties that may not be able to generate income right away (vacant, renovation,
etc.).  With DTI underwriting, a strong borrower can qualify for the loan, when they might
have been overlooked by other lenders who only qualify through the DSCR Method.  
Given this common sense approach, self-employed borrowers can qualify for higher
LTV's and lower rates.

Eligible Property Types

*  Multifamily - structures containing five or more dwelling units (non-transient).
*  Mixed Use - must contain at least one commercial unit (retail, office, etc.) typically on
the ground floor with apartment (s) above, all within the same building.
*  Automotive - Auto repair shops, used car lots, quick-lube facilities, tire repair shops,
etc.
*  Bed & Breakfast - Residential-type buildings designed for transient boarding and are
family style in character.
*  Light Industrial - A small size facility where no heavy manufacturing or specialized
industrial process takes place (cabinet making, assembly processes, home service
industries, etc.)
*  Mixed Use - Must contain at least one commercial unit (retail, office, etc.) and at least
one residential unit.
*  Mobile Home Park - No more than 25% of the total spaces can be used for RV.
*  Office - Buildings designed for general commercial occupancy and are normally
subdivided into smaller units.
*  Retail - Buildings designed for retail sales and display and usually have display or
decorative fronts.
*  Self Storage - Warehouses that are subdivided into a mixture of cubicles of generally
small size, designed primarily to be rented for small self-storage or non-commercial
storage and may include some office-living space.
*  Warehouse - Buildings that are designed primarily for storage purposes.

Monthly payment on property is $1,000 and monthly income is $1,500.  This is a DSCR
of 1.5
Monthly payment on property is $1,000 and monthly income is $1,400.  This is a DSCR
of 1.4
